Remember that the home’s exterior can always be modified to better fit your preferences, and it’s the interior that truly matters since that’s where you’ll spend most of your time.

The cost of building a house based on a plan can vary depending on several factors, such as the location, the level of finish desired, and the site conditions.

Our plans include the essential drawings required for the construction of a house, such as the foundation plan, exterior elevations, floor plan(s), and a cross-section. The specific contents of each plan may vary based on the level of detail, which is listed on each plan detail page. These drawings are drawn to scale and include all necessary notations, dimensions, and details to build a house.

Our home plans were designed to meet or exceed national building standards at the time they were created. However, local building codes, zoning requirements, and regulations can vary among states, counties, and municipalities. It is important to check with your local building authorities before building to ensure compliance with local ordinances and codes, and to obtain necessary permits and inspections as building progresses. Your builder, designer, or engineer may need to make minor modifications to your home plans to meet local requirements. The purchaser is responsible for ensuring the plans comply with all applicable building codes and site-specific restrictions before construction begins, and we cannot be held responsible for the advice or methods used by the builder or other professionals involved in the building process.

While our plans provide sufficient information to construct a home, the requirements for building permits vary by county. It is recommended that you consult with your local building official prior to submitting your plans to verify the necessary permit requirements.

A materials list is a comprehensive inventory of all the necessary construction elements, such as lumber, insulation, rafters, concrete, and hardware, needed to build a house from the plan. This list can be used to obtain pricing from local material providers and supply companies.

We calculate the square footage of the “conditioned spaces” only, which are the heated living areas of the home. This calculation does not include areas such as porches, patios, sunrooms, bonus rooms, garages, and foundations. Finished basements with living space may be included in the square footage calculation.

If you need changes to the plan, Marcus can certainly make modifications to the original design. However, this will require a one-on-one consultation with Marcus to discuss the specific changes you require, as well as additional fees for the customization process. It’s important to keep in mind that changes to the plan can take some time, as they may require adjustments to the design, calculations, and drawings, so it’s best to plan accordingly and communicate your needs clearly to ensure the modifications meet your expectations.

The plans you will receive include detailed drawings of foundation, exterior elevations, roof, wall sections, and floor plans, which meet national building standards. However, depending on the specific requirements of your local building codes, some modifications may be needed, and some plans may need to be stamped by a local structural engineer or architect. In addition, your builder and subcontractors will work with you to determine certain details, such as the placement of electrical outlets and plumbing fixtures.

Upon completion of the purchase, you will be able to receive the PDF or CAD files immediately through email or download.

If you purchase a set of plans, you are only licensed to build one structure from those plans. If you plan to build more than one home, you must purchase a Multiple Build License. This license allows you to build the same design multiple times.

You can use your house plan whenever you’re ready to build, as there is no time limit. It’s recommended that you keep your plans and copyright letter in a secure location so that you can access them when you start the construction process.

In addition to the cost of the plan itself, there may be some additional fees or costs associated with the purchase. Depending on your location and the building codes in your area, you may need to have the plans reviewed and stamped by a local engineer or architect. There may also be fees associated with obtaining any necessary building permits. Additionally, if you require modifications to the plan, there may be an additional fee for the designer’s time and expertise. It’s important to carefully review the plan details and any purchase agreement to understand all of the associated fees and costs before making a purchase.
