All these are detailed with notes, dimensions and specifications.


 La Prairie Study Set comes in 6 pages printable on 24″ by 18″ sheet format.

It includes an index cover page, two black & white exterior renderings, foundation/basement floor plan, main floor plan, four exterior elevations, roof plan and building outline dimensions. The floor plan includes room sizes, furniture layout, doors & windows sizes, fixture sizes, load-bearing walls/beams location and floor joists span direction.

What is the difference between the Construction Set and the Study Set?

The Construction Set, also know as “blueprints”, is a detailed and accurate set or architectural drawings suitable to proceed with pricing, permit application and construction. The Construction Set is for customers who are ready to build their home. It is intended for use by builders, contractors and other construction professionals. 

The Study Set is a scaled-down version of the construction set. It includes floor plans, elevations, roof plan, notes and general dimensions along with sizes for doors and windows.  It is intended for review and preliminary pricing. The Study Set is for customers who are considering a house plan but are not yet ready to build. It is intended for those who want to take a closer look at the plan and make preliminary decisions regarding the design and layout before investing in the full set of construction plans.


How is square footage calculated?

Square footage calculation is taken from outside edge of exterior walls. It does not include garages, basements, screened-in porches and/or decks. Staircases are count once and included into the main floor total.


Are the plans drawn in metric or in imperial?

All our plans are drawn using the imperial system. In other words, our drawing scales are measured in feet and inches.


What does Right-Reading Reverse mean?

A Right-Reading Reverse set is a mirrored version of the plan that appears as if you are looking at the house in a mirror. This true reverse set ensures that the text and dimensions are not backwards and are updated to be readable.


In what format will my purchased plan be delivered? 

Your plan will be in PDF format. You will have access to an on-screen file download link immediately upon purchase. The download link will also be sent to you via email with your order confirmation.


What is a PDF file?

A PDF file is a digital format file that contains the complete set of drawings of the home plan purchased. This file can be viewed and electronically transmitted but cannot be modified. The PDF file allows the customer to print as many copies as needed. Printed copies can usually be made at your local printing shop.


Can I purchase the CAD file if I want to make modifications to the plan?

Yes CAD (Computer aided design) files are available for purchase. Contact us at [email protected] for purchasing information. Note: the use of CAD files require expertise and special software.


Can I build my house outside of Canada with a Marcus Design plan?

The short answer in no.  Our construction plans are solely designed as per the National Building Code of Canada. However, our Study Sets can be used as preliminary plans.  Construction plans will need to be completed by a professional within your area.
